True Story: Check Your Property Insurance
As we are trying to educate the community on, most home and condo insurance policies will cover the cost of our services. Often to help the grieving families, we will assist in locating those policies through a number of different avenues – let us provide you with a real-life example that happened this month.
Sadly, an individual passed away in their home and wasn’t found until a wellness check was requested by their homeowner’s association. To everyone’s knowledge, there was no immediate next of kin available, so we were put in touch with the mortgage company of the residence and let them know of the biohazard issue within the home. The mortgage company wants to protect the property, so they authorized work to be completed. A thorough search was done within the home, through public searches and many phone call to locate the property insurance but the outcome was less than desirable. Unfortunately, in the end our team was able to conclude that an error was made at some point along the way, and there was no active property insurance in place. To the best of our understanding in this case, it appears that the original policy was sold to another insurance company but it wasn’t auto renewed correctly.
The take-away? We should never take for granted that in getting property insurance when we got our loan doesn’t mean that we are good for life. A periodic check is important to make sure that your policy is active. Without an active policy, an individual or their next of kin could ultimately be responsible for biohazard clean-up and any structural damages to the property as a direct out-of-pocket expense.
